Forget Park Place and Boardwalk. The ultimate luxury real estate fantasy is getting a French Riviera makeover, courtesy of Hôtel du Cap-Eden-Roc Monopoly, a limited-edition board game inspired by one of the world’s most legendary seaside hotels.

Released in October 2026, the bespoke game celebrates the glamour, history and Mediterranean beauty of the iconic Antibes property. There’s just one catch: only 500 editions have been produced. Suddenly, passing Go feels considerably less exciting than getting your hands on one.

From Park Place to the French Riviera

Created for Hôtel du Cap-Eden-Roc, the exclusive Monopoly edition replaces familiar streets and landmarks with locations, experiences and symbols from the celebrated hotel. The traditional railway stations get a Riviera upgrade, represented by the property’s four private villas.

The board features landmarks including the Grande Allée and Fontaine aux Tortues, while custom Eden-Roc banknotes showcase the hotel’s famous seaside pavilion. Even the Chance and Community Chest cards have received a luxury makeover, with experiences such as a private tasting at Michelin-starred restaurant Louroc and a game of pétanque with hotel managing director Philippe Perd.

Because apparently, even in Monopoly, the right connections can make all the difference.

Six Golden Tokens, One Very Chic Game Night

The collector’s edition includes six gold-coloured playing pieces inspired by the hotel’s heritage. Players can choose from symbols including the Eden-Roc buoy, a vintage Autobianchi Bianchina cabriolet, a Queen Elizabeth rose, tennis rackets and a director’s chair paying tribute to the hotel’s connection with the Cannes Film Festival.

The artwork comes from Nice-based artist Haydée Otero, whose hand-crafted illustrations use Mediterranean-inspired blues and greens to capture the spirit of the Côte d’Azur.

The bilingual French-English set retains Monopoly’s traditional rules while adding a distinctly Riviera personality.

How Much Does Hôtel du Cap-Eden-Roc Monopoly Cost?

The limited-edition game is priced at €280, available through the hotel’s official Eden-Roc Riviera Collection boutique online and at the property’s boutique, subject to availability.

For luxury travelers, Monopoly collectors and anyone who dreams of summers on the French Riviera, this is one board game that makes staying out of jail look positively glamorous.

Just remember: in this version, the real prize is owning a piece of the legend — without needing to buy the entire hotel.
